Home Information Packs (HIPs)

Home Information Packs will be compulsory for 4 bed properties and larger, as of 1st August 2007. Smaller properties will be phased in at a later date.

HIPs contain important information for both buyers and sellers, including Energy Performance Certificates and other key documents such as evidence of title, local authority and drainage and water searches, and key leasehold documents where appropriate.

The advantage for sellers is that by providing this Pack, buyers can make an informed decision about their purchase, which in turn should reduce the likelihood of any surprises during the selling process that could potentially delay the sale.

For a buyer, the advantage is free of charge essential information about the property they are considering purchasing.
